Agricultural property to be restored with ruins and 20 ha of land

This old rural property for sale is situated on a hillside in Umbria with a view to the south. One of the early inhabitants must have had a poetic streak, calling it something like the Plain of Lotus Blossoms, presumably referring to the quiet, wide valley overlooked by the property. This quiet valley is crossed by a river that is home to abundant fish, as well as cranes, cormorants and many other water birds, including rare white herons. On the eastern side, where the estate is located, there are no public roads. Here you will only find a few private roads at long intervals leading to the individual farms. On the opposite west side there is a small winding road with no traffic significance, which replaces the former road in the valley. The estate - consisting of 2 farms - is situated on a hill above the lake between 20 ha of land with about 2,970 walnut trees, 700 cherry trees and 100 ash trees (planted in 2001). As everything is south-facing, fully exposed to the sun and protected from the wind, the land is suitable for all kinds of cultivation, including wine and olives. The two buildings of the upper courtyard have been empty for several years, but the eastern one can be made habitable with relatively little effort. The 3 ruins of the courtyard below need to be restored from the scratch.
