Restored mill with two own springs 34 km from Florence
The former mill used to belong to a descendant of the seafarer Giovanni Da Verrazzano. The three-arched bridge inside the property, dating back to Roman times, used to be the only connection between the northern and southern parts of the area, before the 19th century single-arched bridge was built further upstream.
Main building:
The rooms take up the layout of the old mill and are accordingly not very large.

All exterior stone or concrete walls have been rebuilt from scratch, the project to rebuild the stream bed and banks in reinforced concrete, the dam and the section after the waterfall and the stone cladding have been carried out under the supervision of the Office of Structural Engineering.
Water supply:
The property is completely self-sufficient due to its two springs. The potable spring water (confirmed by ASL analysis), is fed in first to an underground tank (8,000 liters) next to the spring, from which it flows through underground pipes (200 m) to the tank (2,000 L) located in the technical room of the building. The system is equipped with a UV sterilizer. A branch of the system leads the water to the well in the yard and to the barn to a tap and old sink behind the oven.
A second water source - with pump and pipe connection for manual irrigation with an adjacent well - is located not far from the house and is now used to irrigate the garden; in the past it was used to irrigate the vegetable gardens in the area.
Technique:
Underfloor heating was installed during the renovation of the old building. The perfectly functioning fireplace in the living room was restored from with local stone and chestnut wood. A specially made opening in the back wall of the fireplace, closed with thermal protection glazing, allows to enjoy the "passage effect" from the dining room.
Given the thickness of the walls, the house is cool inside in summer and does not require air conditioning.
The gas boiler is of the latest generation. Solar panels allow the production of hot water from May to October and from November to April without intervention in the boiler and also complement the heating system.
The 3 kW photovoltaic panels can reduce electricity consumption by about 70%.
The windows are double glazed ('Internorm' with 'Casa-Klima' certification) with insect screens on the outside.
All doors are individually made of handcrafted chestnut wood.
All rooms can communicate with each other through intercom systems.
Television reception is via satellite dish. There is also an antenna for terrestrial digital reception, satellite internet reception, spotlights with high luminosity for waterfall and night lighting. Main gate with remote opening and video control.
The entire property is fenced and a 140 m long laurel hedge protects the property from the narrow neighborhood street.
Olive grove with about 220 trees, yield depending on the year up to 900 kg of olives.
