House with garden in the historic centre of Arezzo
The house with garden for sale is located in the historic centre of Arezzo.
The original building consisted of two narrow houses that were united after the restoration in 2016, which is why the house now has two staircases, one with stone steps and the other with wooden oak steps.
There are two entrances, one directly from the street to the building and a second from the garden.
The ground floor consists of 4 rooms, a bathroom and a garage. The floors are made of grey quartz cement, the walls are painted with sand-coloured lime and the ceilings are made of old wooden beams.
On the first floor there are 4 rooms, including a living room with a fireplace and a large bathroom with a round bathtub. The entire floors are made of quartz cement, the walls are treated with lime and the ceilings are made of white-painted wooden beams.
The night area on the second floor contains four bedrooms, a dressing room with large wardrobes and two bathrooms. The floors are made entirely of oak wood, which has been treated using an antique process. The walls are all lime-washed and the ceilings are made of white-painted wooden beams.
On the top floor there is a room used as a library/reading room and a bathroom.
The rooms are characterised by original and articulated design solutions, executed with great attention to detail and to the materials used, such as old stones that were sought out in the area and used in a modern way as sculptures, for steps, window sills and supporting elements.
The kitchen is brightly coloured and the lighting is designed as a complementary part of this architecture and integrated into the walls.
The ceilings feature wooden beams, rafters and tiles treated with white stucco, creating a bright ambience. The floors and doors of the main rooms are handcrafted from matt oak. The window and door frames have been renovated and partially remodelled, the entrance doors are made of chestnut wood and the handles of burnished metal exclusively designed by Giò Ponti.
The garden, renovated in 2016, extends over approx. 320 m². There is a covered area with a fireplace as well as some fruit trees and capers that create a picturesque effect on the walls.
All amenities are less than five minutes away on foot and every corner of the historic centre is steeped in art, history and culture. Every month, the Antiques Fair populates the streets of the historic centre with hundreds of exhibitors from all over Italy displaying their large and small treasures. Many towns in Tuscany and Umbria are within easy reach thanks to the proximity of the railway station with direct trains to Rome and Florence.
