Organic farm with 20 ha of land 24 km from the sea

Only 24 km from the sea with a view of the mountain village of Giuncarico, this property is for sale. It is a certified organic farm in flat land with an area of approx. 20 ha, of which approx. 1.3 ha are olive groves, approx. 17 ha arable land and the rest approx. 1.7 ha forest.

There were already references to the estate at the beginning of the 19th century, when the part existing at that time was probably for a tobacco factory. The current shape of the building is the result of several extensions that were carried out up to 1927, the year in which the current owner family took over.

The farm consists of two large buildings and several small outbuildings.

The residential building (approx. 590 m²) has the typical historical features of Tuscan architecture such as stone walls, arches, vaults and wooden and brick floors. Among these rooms, a long room with a barrel vault stands out, which, together with other architectural elements, bears witness to the history of the farmhouse.

The main dwelling extends upstairs with rooms on different levels, with a kitchen, a living room, two bathrooms, three bedrooms and various lounges and utility rooms. An internal wooden staircase leads to a covered terrace from which you have a 360° view of the surrounding countryside.

The second flat is currently used as an agriturismo and is organised on two levels: On the ground floor are the kitchen, the living room and a common room, while on the first floor there are three bedrooms, a study and two bathrooms, one of which is directly accessible from a room.

There are also six other rooms on the ground floor, which are used as cellars and storage rooms, as well as an oven.

There is a photovoltaic system with approx. 5.5 KWp and a solar thermal system on the roof of the building. Room heating is provided by a gas heating system with radiators and a pellet stove.

The second building is a warehouse (approx. 300 m²) made of load-bearing masonry and a recently completely renovated wooden roof structure, which consists of a single room on the ground floor. Its proportions and the symmetry of the openings are typical of Tuscan rural architecture.
